What does a Finance Broker do?
A Finance Broker is the conduit between you, the client and the proposed lender. The Broker must act on behalf of the client’s best interests first and foremost.
Responsible lending is paramount ensuring that the loan doesn’t cause any hardship and fulfills the client’s needs and objectives.
Do we have to meet in person and where do meetings take place?
I will meet anywhere, any time and any place that is convenient to my clients.
The Broker must act on behalf of the client’s best interests.
A substantial portion of basic information can be provided via email or online services, thus freeing up client valuable time to discuss desires, needs, plans, and develop strategies. This wherever possible is best to be a face-to-face discussion with all prospective borrowers in attendance.
How long does the process typically take?
Difficult to be definitive with a variety of lender capabilities.
It is important to ensure a finance clause on your contract can under most/all circumstances be met.
This is where a Finance Broker must use good judgement analysing the milestones needed to be met with the property or equipment purchase.
Some lenders have a very quick turnaround time for approval & others not so much. Preparation of documentation by lenders is generally very quick, 2 to 5 days.
Settlement can be maybe 14 days after all documents are executed correctly and returned to the bank.
Does a broker have lender favourites?
No, we have a panel of over 45 lenders and it is the Finance Broker’s role to act responsibly with the highest integrity and operate in the best interests of you, the customer, not the bank and certainly not me, the Broker.
What fees does a broker charge?
I do not charge any fees to the client for home loans or residential investment loans. The bank pays commissions for introductions, and the commissions are all much the same.
Business and commercial loans can involve a consultancy fee, depending on the services required and expertise provided. However, this is always disclosed and discussed and agreed to up front.
What information does the bank require?
Well, what colour socks do you wear? Unfortunately, in the environment of responsible lending ensuring the Broker establishes the best loan to meet client needs, I ,the Broker, am required to obtain relevant information for the loan application.
The more information I obtain, the more accurate and professional my recommendations will be.
Don’t worry what you need to provide, I, the Broker, am across lender requirements.
Do all brokers do all types of loans?
Generally, a Mortgage Broker will only do loans for personal home loans or residential investment loans.
A Finance Broker will have the expertise and experience to not only action consumer loans, but also all forms of business and commercial loans. A smaller number of brokers deal with development and SMSF loans.

What protections are in place for the customer?
There are several very important government authorities that ensure Brokers conduct business ethically, honestly, and responsibly. To name a few ASIC, APRA, Finance Ombudsman (AFCA) The Lenders, My Aggregator, and My Industry Association (MFAA).

What educational qualifications are required of a Broker?
A Diploma or Certificate IV Finance Broking and ideally a Diploma in Finance Broking. Those new to the industry must be mentored for 2 years by an established Broker.
There is a requirement to complete at least 30 hours of professional development per annum.
